The market data for October 2021 showed 167 listings with a median list price of $239,900. A typical home had three to four bedrooms and two bathrooms. The least expensive listing was $39,900 for a historic property in need of renovation or replacement. The market topped out with a listing at $1.375 million on 2.75 acres. This home in Friend Field had five bedrooms, three full bathrooms, and 1/2 bath.

While there are condominiums and townhomes available in Greenwood, they are harder to find. Single-family homes are much more common. In October 2021, there was only one condominium listing, which was a three-bedroom two bathroom unit in Gatewood listed at $195,000. 

What county is Greenwood, SC in?

The City of Greenwood is located in Greenwood County and acts as its county seat. This whole area is part of the Piedmont topographic region. It offers a mild and seasonable climate, very little snow, and opportunities to enjoy outdoor activities all year. Lake Greenwood is the most significant tourist attraction. The lake and parts of the Saluda River make up the entire northeastern border of the county.

The county is also called the Lakelands region because there are five different lakes within a 30 to 40-minute drive of Lake Greenwood. Area residents have lots of choices for fishing, boating, swimming, and other forms of water recreation. Most of these lakes are substantial dammed reservoirs with pristine waters.

Is Greenwood, SC growing?

The town of Greenwood had 22,545 residents in the 2020 US Census Count. That’s a decrease from April 2010, when Greenwood reported 23,222 residents. Overall, we can say that the Greenwood population is stable, and any growth is slow. 

Looking a little broader, Greenwood County’s population did not grow extensively during the last decade. It reported 310 fewer residents in April 2020 than April 2010. The county is projected to have 76,321 residents by 2030, a 4.6% growth rate over ten years. 

What are Greenwood property taxes?

South Carolina charges a 4% of assessed value property tax for your primary residence, and any second homes are charged 6% of the assessed value. Greenwood County had a millage rate of 0.7360% in 2021. The City of Greenwood had a millage rate of 114.1. The local school district charged 248.80, and there was a millage of 8.6 for the metro sewer. That brought the total property tax millage to 445.10.

What areas are near Greenwood, SC?

Lake Greenwood is probably the most notable attraction in the area. The lake was created by the Buzzard’s Roost Dam and provides water storage and power for many homes in Greenwood County. It has 212 miles of shoreline and has over 11,000 acres of water available for fishing, boating, and water sports. 

To the east of Greenwood is the historic town of Ninety-Six. This town is an integral stop on the South Carolina Heritage Trail and has some notable Revolutionary War sites. The town also has golf courses, parks, and other recreational opportunities. 

Looking further around Greenwood, the Savannah River is to the southwest, roughly a 30-minutes drive. Visiting Augusta, Georgia, is just a one-hour, 15-minute drive to the south. To enjoy the amenities of Greenville, it is about a one-hour drive. Reaching the state capital Columbia is a 1.5-hour drive. 

Are there any waterfront properties found in Greenwood, SC? 

Yes, you can find waterfront property in Greenwood, South Carolina. However, many of these waterfront properties are not in the actual city limits of the City of Greenwood. Most of them are just northeast of town along the Saluda River and Lake Greenwood. However, your drive would be around 20 minutes to reach the Greenwood city limits, depending on where precisely the waterfront property is located. 

In October 2021, there were ten lakefront properties listed on the market with proximity to Greenwood. Their prices ranged from $415,000 to $749,900 on lots ranging from a half-acre to 1.11 acres. 

Is there lakefront or riverfront property in Greenwood, SC? 

If we are talking exclusively about the Greenwood city limits, your options are limited to creeks, runs, and small reservoir ponds. Among these is Greenwood Reservoir along Coronaca Creek, Sample Branch, Rocky Creek, and Brightman’s Creek. If you cast your net a little wider, you will find lakefront properties at Lake Chinquapin and the Gatewood Club and Community, just to the west of Greenwood city limits.

Go slightly further afield, and you have choices along the Saluda River and Lake Greenwood. Here you can find lakefront properties with boat slips, docks, or direct waterfront. Depending on where you choose to live along the lake, you could be in downtown Greenwood within a 15 to 25 minutes drive. 

How is golf in Greenwood, SC?

The City of Greenwood has three golf courses available within its Limits. Another three golf courses are within 20 miles of Greenwood. The private Greenwood Country Club has a 6,798-yard course with a Par 72. Founded in 1927, it prides itself on maintaining the country club tradition. It’s just one mile from the city center. 

The Links at Stoney Point are about seven miles from the Greenwood City Center. The semi-private course is 18 holes with a par 72. Hunter’s Creek Plantation has three 9-hole courses that you can combine for a full 18. The individual courses are known as Oak, Maple, and Willow. 

Are there golf course communities in Greenwood, SC?

You can find golf course communities in and surrounding the city of Greenwood, with the primary community being developments around Greenwood Country Club. Cedar Lake is an established neighborhood along the private course. Mimosa Green is an exclusive cul-de-sac community within the country club. Lodge Grounds has executive homes along the Greenwood Country Club Golf Course.  

Outside Greenwood Country Club, Hunter’s Creek offers homes in a variety of sizes and styles. Stoney Point is on Lake Greenwood and has a year-round residential community for waterfront luxury living.
