The data from December 2021 places Kannapolis’ median home sales price at $250,000, a 22% increase year-over-year. For the entirety of 2021, the median sales price was $240,000, a 29% increase. The monthly supply of inventory stood at 0.6 months, or around two weeks, in December. 

Looking historically at the data for Kannapolis, median sales prices have been steadily rising since about mid-2015. More dramatic increases begin in mid-2021. 

The most affordable listing in February 2022 was $119,000 for a 2-bedroom, 2-bathroom, 960 sq ft condo. The most expensive listing was $2.75 million with 4-bedrooms, 2-bathrooms, over 2,800 square feet on 141 acres. It included stocked ponds, an attached apartment, and outbuildings.

Yes, there are condominium and townhome properties available for living in Kannapolis. During February 2022, only five condo and townhome properties were available.

The most expensive listing was a new construction townhome on the market for $342,830. It had 3-bedrooms, 2.5-bathrooms, 1808 sq ft of living space. The most affordable unit was a 2-bedroom, 2-bathroom, 960 sqft condo for $119,999. 

What is the property tax rate for Kannapolis, NC?

Kannapolis charged a $0.63 per $100 valuation property tax rate in 2021-2022. Cabarrus County assessed a $0.74 tax rate. Depending on your specific address, you may have a Kannapolis rural fire district charge of $0.10 per $100 valuation.

The 2020 Census counted 53,114 residents in Kannapolis. The city added 10,489 new residents since 2010. 

According to the City’s Planning Commission, it had 7,400 residential units approved or under review in 2021. It expected growth to continue in the following years. 

What neighborhoods are in Kannapolis, NC?

Downtown Kannapolis is experiencing a revitalization. You’ll find a mix of the old and the new, with historic single-family homes mixed in with condo and townhome developments. 

The neighborhoods with the highest listing prices in the early 2022 market include Pine Creek, Mountain Pine, and Tranquility Estates. The homes in Pine Creek range from 4-6 bedrooms on lots typically 1-3 acres in size. 

New construction is predominantly in the western area of the city. Some neighborhoods with new developments include Kellswater, Trinity Crossing, The Falls, and Austin Corners. 

Kellswater Bridge is an exciting community with many sustainable and environmentally friendly features. It is a newer construction community with homes ranging from two to seven bedrooms. It’s one of the neighborhoods with higher median list prices.

South Kannapolis is an area around 4,300 acres bounded by I-85 and the City of Concord to its South and West. Residents benefit from gateways to Kannapolis and two Interstate interchanges. Commissioners targeted this area for commercial development and redevelopment. Some residential development is found along Dale Earnhardt Boulevard. 

East Kannapolis is a mixture of older, established neighborhoods and newer developments from the 1990s. Some of the smaller lot neighborhoods are along the Little Texas Road Corridor. 

North Kannapolis has seen a lot of development along North Cannon Boulevard. This is an area with established housing in various states. You’ll find historic homes on smaller lots and this general area. 

Northwest Kannapolis is along Kannapolis Lake. The communities here include the Kannapolis Country Club, where large lot residential is predominant. You can also find smaller lots and single-family residential homes along C-Street and A-Street. 

Coddle Creek is an area that has been under development since the 2010s. It is part of the city’s western area and is west of Irish Buffalo Creek. It is a mixture of residential and mixed-use properties. 

Are there any waterfront properties found in Kannapolis, NC? 

Your options are primarily in the northern area of Kannapolis. You can find waterfront properties in Kannapolis. There are a few homes along the Lake Fisher Reservoir and Lake Concord. You can also look around Kannapolis Lake, although a large portion of the Irish Creek Golf Course club sits along the lake.

For additional waterfront real estate, you can find some homes with creeks and streams running along their side or backyards. These include Coldwater Creek and Threemile Branch.

How is golf in Kannapolis, NC?

The Club at Irish Creek is a private club with an 18-hole Davis Love III signature golf course. The course was rated the 30th Best Residential Course in America by Golf Week in 2010. It has hosted qualifying stages for the PGA Tour, Collegiate Championships, and other tournaments. Enjoy views of Kannapolis Lake from 16 of the 18 holes.  

The Club at Irish Creek is the only golf course inside the Kannapolis city limits. However, there are another 25 golf courses within 20 miles of Kannapolis.
